1. What this site is, and what it is not

• · This site is a listing space and a set of decision tools that lets buyers and sellers find each other and talk directly
• · We are not an agent and not a party to the sale, and we do not represent either side
• · We do not guarantee the accuracy of what listers enter — the system shows the source of every value and says which ones nobody has confirmed, so that you can check for yourself, not so that we vouch for it on your behalf
• · The cost figures on this site are calculated from assumptions you can edit. They are not official fees, not an appraisal, and not a loan offer. Real transfer fees and taxes must be checked with the Land Department, and real instalments depend on the bank
• · The price shown is the price the seller asks, not an actual transaction price

2. Your account

• · Give truthful information when you register, and look after your own password
• · One account works for both finding a home and listing one — you can enable listing rights yourself on the profile page
• · We may suspend accounts that break these terms; a suspended account cannot post listings, send messages or enable new rights
• · You can delete your account at any time; what deletion does is explained in section 6 of the privacy policy

• · Contact sellers through the system only to ask about the actual property, not to sell goods or services
• · The system limits how many new conversations you can start per day and how many proposals you can send to buyer briefs, to prevent mass messaging
• · Your contact details are not disclosed until you press share yourself
• · Reporting that something is wrong is an allegation, not a finding — the system sends it to the lister to check, never shows it on the public listing page, and rejecting a report requires a moderator plus a written reason

5. What is not allowed

• · Listing property that does not exist, a price you do not actually intend to sell at, or the same property many times to take up space in the search results
• · Using photos of another house as photos of your own property
• · Mass automated extraction of data (scraping), or putting abnormal load on the system
• · Trying to access other users' data that was not disclosed to you
• · Harassing or deceiving people, or using contact details obtained through the system for anything other than the sale of that property

6. Content you post

• · You remain the owner of the content and photos you post
• · You allow us to display, copy and resize that content as far as is necessary to run this site
• · When you remove a photo, the system hides it from every page immediately, but keeps the file and the reason for later audit rather than deleting it straight away
• · We may merge listings that are the same house so buyers do not see one house as several — a merge can always be reversed

• · We may amend these terms, and will change the effective date above whenever we make a material change
• · These terms are governed by Thai law
